Bowden Development

The Bowden development is Adelaide’s first large-scale, higher density, mixed use, walkable community focused on design excellence.

The Bowden development is an urban renewal project to be completed over 10 to 15 years. It is expected to provide more than 2,400 dwellings and create over 1,200 jobs. Affordable housing will comprise more than 15 per cent of dwellings.

The development encompasses an area of about 16 hectares comprising two former industrial sites acquired by Renewal SA: the 10.25-hectare former Clipsal Industries site and the six-hectare former Origin Energy site.

The master plan includes a medium-rise, mixed-use development including a retail centre and commercial office buildings, and residential townhouses and apartments ranging from three to 12 storeys. The development will be integrated with public transport and community facilities, with links to the Adelaide Parklands and the Entertainment Centre. It will feature shared streets and open spaces. Commercial, office and civic spaces will be available within the development.

The Bowden Information and Sales Centre opened in March 2012 and the first six land sites were sold to developers in mid 2012. The first demonstration street and park were completed in July 2012.

Total project cost is estimated to be $1.014 billion with a $264 million State Government contribution and an estimated $750 million from the private sector.
